I could not enjoy my booking at this hotel because of the COVID situation. Ryanair cancelled my flight and Spain (origin) and Portugal (destination) entered in a state of alarm so I could not go to Lisboa. The hotel is not giving my money back even though I tried to contact with the agency and both of them are refusing. Please try to avoid going here, they are really bad persons

Lovely hotel in an original old building. Unfortunately because of the age of the building, they are unable to put in an elevator, so it was a hard slog up to the 5th floor. If you have issues with steps, make sure you get the lowest room possible. But the room itself was lovely, tastefully renovated, and surprisingly quiet, considering you are in the middle of the party district. I had no noise at all, apart from some german men who were on the same floor & insisted on holding loud conversations in the corridor! The Nespresso machine that was refilled each day was a great touch. Others have mentioned about the lack of privacy with the shower/toilet, but as I was by myself, it wasn’t an issue. The staff were lovely, very helpful and verygood English spoken. The hotel was close to metro & trains, so easy access to everything. Would highly recommend this hotel.

The place was nice and clean, but my room was with really strange bath and toilet in the middle of the room. It wasn't explained about that toilet when booked my stay there and i can say it was really awkward for me to have a class cabin in my bedroom.
The reception staff was really nice and friendly, but the house keeping was noisy. The were listening to music while clean the rooms next to mine, also was talking and making too much noise. I know they work there, but the management of the hotel has to explain to them that being calm and quiet is important when someone is having a rest at their place.
The best thing about this hotel is the location. Exelent!

Maravilloso Hotel cerca del centro ' de la estación de tren de metro..etc el único impedimento esq no tiene ascensor para personas de movilidad reducida pero merece mucho la pena ducha espectacular y cama comodisima imprescindible en un viaje lo recomiendo 100 x 100 está en una zona de marcha pero como tiene doble ventana..se cierra todo y ok dormirás perfectamente el chico de la recepción majisimo y el desayunao estupendo sencillo y con un comedor de lo más acogedor...volveré sin dudarlo!!!

Die Lage des Hotels ist zentral, die Innenstadt fußläufig erreichbar. Am Wochenende eher laut, wenn das Zimmer zur Straßenseite liegt, da sich das Hotel direkt in der Fortgeh-Meile befindet.Zimmer auf 5 Stockwerke verteilt - ohne Lift, steile Treppe. Die Zimmer sind hellhörig, hier hört man die Spätheimkommer vom Flur und vom Zimmer nebenan. Die Dusche sowie die Toilette waren im Raum nur durch Glaswände abgetrennt. Bei Zweierbelegung eventl. gewöhnungsbedürftig, mir als Einzelbenutzer war das egal. Das Frühstück in Buffetform ist übersichtlich, jedoch alles vorhanden - Wurst, Schinken, Käse, Eier, Kuchen, Marmelade, Saft, Joghurt, Obst, Cerealien, Brötchen. Für EUR 10,00 gibts nichts zu beanstanden.Gelungener Aufenthalt.

I had a great 3 night stay here, experiencing two different rooms. A deluxe and a standard. The deluxe had a balcony but I preferred the standard as it was away from the Pink Street(main strip). It is not for sharing if you aren’t comfortable with the person as the deluxe room had no doors on the bathroom and the standard room had a glass partition between toilet and shower. Oddly, both had the showers in the room. Quirky but well located hotel. The major con is that I was on the 5th floor and there is no lift. I am relatively fit/young but carrying 20kg+ suitcase up/down those stairs is not for the faint hearted! Breakfast is okay, the kitchen made fresh scrambled eggs and bacon for me. Expect bread, pastel de Nata, cake, croissant, ham, cheese, fruits and cereal. The orange juice was fresh and tasted lovely!

Rooms are done with great love for details. Close to the shore and discotheques - not necessarily the quietest nights. If you don't need absolute quietness at nights it's a good place to start to explore Lisbon

La habitación está muy bien pero debería tener el baño separado a mi entender, lo más malo, lo ruidoso de la calle, imposible dormir hasta las 6 de la mañana que cierran los bares, ideal si te gusta estar de marcha hasta esa hora y dormir de día, porque de día no se oye ni un ruido.

Chambre extrêmement petite : pas de chaise, WC minuscule. Il faut qu’un des occupants soit sur le lit pour que l’autre puisse circuler dans la chambre. La réception peut contenir Max 4 personnes debout,Par contre bien situé pour visiter Lisbonne.

262 is situated on Pink Street, upon which the clubs come alive at night. However, the hotel does not suffer the noisy atmosphere due to the sound proofing installations.
262 is a little quirky with its decor but it is spotlessly clean. My wife and I are comfortable together but the glass fronted toilet without a door we found a bit stressful.
All staff, from the front of house to the cleaners were very, very good and were happy to help always. The room was cleaned, beds remade and new towels supplied every day.
If your happy with each other's toiletary needs then this hotel and it's location is brilliant.

Lovely little hotel which was clean and quirky. The room was compact and had a sliding frosted glass cubicle in the room which housed a toilet and separate shower. The shower was great. The room was cleaned daily and towels replenished. Loved the Nespresso machine in the room with replacement capsules daily. On a very busy street for nightlife but excellent double glazing.

I loved the rooms in this gorgeous little hotel. All of them are done slightly differently but all beautifully and quirky. The only downside is the shower and toilet are within the room rather than a completely separate bathroom, so you need to be very comfortable with the person you’re sharing the room with. That said, we were aware of this from other reviews so not a problem for a couple of days. It definitely wouldn’t put me off staying again.

Hôtel sympa quoique un peu cher en pleine saison très bon emplacement .Attention les chambres paraissent beaucoup plus grandes sur les photos .Par contre elles sont du moins celle que nous avion très jolie et bien aménagées.Un petit bémol pas d’ascenseur et les escaliers à Lisbonne sont raides .

The hotel shut down from 1/7 to 1/24 but they never notice it. I booked 1/25 and that day morning I visited the hotel, there was NO one. Around the hotel, there were drunken people so I was really scared. The hotel lied to me that the reception opens 24hrs. It's terrible.

Horrible. The staff was rude. The checkin desk was a joke. There is no elevator so you have to carry your own suitcases and if youre unlucky like me you may stay on the 4th floor. Such a horrible experience that I could not enjoy the beauty of the room. Amongst all this chaos the room was nicely decorated but not enough for me to like this hotel. Located on a very crazy late night bar road.

I would love to tell you how great a stay I had at 262 Boutique Hotel but 13 days before I was due to arrive, they informed me that they could no longer host me, despite me booking and paying in full 9 months prior (no reason given. I assume they double booked and as the lone female traveller, I was the one to get bumped) and instead offered to put me in a shared apartment close by. I had a look and the cost of the shared apartment was nearly half the price of what I had already paid for my room at the hotel so had to decline. They still get 3 stars as the staff member I dealt with was lovely and the hotel efficiently agreed to a full refund (Expedia's policy was that I could not have a refund). I wont book again in the future as I do not like being let down but I hope whoever got my room enjoyed it.

We came here for one night on a stop over to Cape Verde I chose the hotel because it was near the time Out food market and the sea We arrived late ( New Year’s Eve and the days before, all the roads into the area are blocked off - no vehicle access ) the airport bus couldn’t get near so we had To walk a long way The hotel receptionist wasLovel, she saw we were tied and offered to put us in one of the lower rooms, i chose not too - silly move If chosen a room with a balcony - they are on the 5th floor - step wooden stairs - not worth the climb if you’ve got heavy bags . There is no lift - the room was small but beautifully kitted out- rustic hard Wood walls and a very small glass shower and-smaller toilet cubicle - however all mod cons and nice interior design. bed was comfortable , pillows felt like memory foam - a hotel for people who are fit enough to climb the stairs The seafood restaurant was great - if you’re staying at the hotel you get 10% off - we didn’t know till the waiterTold us. All the staff at the hotel and the restaurant were very friendly- they held our luggage whilst we went outAnd explored. We had an evening flight The hotel location is very central located in the pink street with all the nightclubs - so very noisy - however windows in our room were double glazed so the noise wasn’t bad I would stay here again I would recommend it to couplesNot really for familiesWith young kids - great choice for clubbers and seafood lovers

Le restaurant de l'hôtel est excellent !
Tout le staff est prêt à aider et sympathique.
Très peu d'intimité pour ce qui est des toilettes... et pas d'ascenseur car c'est un vieux bâtiment rénové, avec beaucoup de cachet.
Bon rapport qualité prix.

We stayed at this place for 2 nights last week. To call this a hotel is misleading. This is a hostel at best. The only pro about it is the convenient location. Then the bad:
It is located on a street of bars so expect to hear a lot of partying until the early hours. The walls are SO thin that you can hear every conversation, every footsteps, doors being slammed, the staff cleaning the room. Avoid this unless you are intending to party and not sleep.

Rooms were ok. Decent design and comfie beds. I was aware of the WC situation that is very small although instead of glass door a wall would have been better suited to divide the space . I know of this specific area and I was happy with where this property is located. Now regarding the service, girls were polite and easy to chat but that’s what it is. Pass reception there’s no more service other than the restaurant on the first floor (No room service). Another bit to be aware of is that there’s no lifts to take you up to the fifth floor. Be aware of that as it can really hurt your ... Enjoy

Good value for money. Sure, the hike up the stairs can be tiring... as can scaling the rest of Lisbons hills. The hotel is clean, well appointed and the bed is super comfy. You cant get more central for night life and great food. Maybe bring some ear plugs if you are a light sleeper.

Lo mejor su ubicación, a 5 min del centro ciudad. Es un antiguo edificio rehabilitado cerca del barrio marítimo. No tiene ascensor. En las habitaciones el baño está integrado por lo que se ve la ducha y el aseo. Situado en una calle de pubs y discotecas por lo que la habitaciones exteriores deben ser horribles. En todo caso la relación calidad precio es aceptable.

262 Boutique Hôtel est un établissement sérieux tenu avec rigueur et propreté. Les chambres ne sont pas très grandes et anciennes, mais ce qui donnent un cachet particulier à celles-ci. Le déjeuner est simple, mais délicieux. Tout y est pour passé un bon séjour.Seul bémol cest lenvironnement extérieur avec beaucoup danimation nocturnes.

Stayed at 262 Boutique Hotel for 2 nights as a couple and we really enjoyed the experience. The hotel was very accomodating providing us information for late check in due to our delayed flight. The rooms were nice and clean but a bit on the small side without a separated bathroom. AC in the room was very effective and everything seemed newly redone. Overall, a solid place to stay in a convenient area to many of Lisbons attractions.

Das Personal war sehe freundlich. Das Hotel ist rustikal aber trotzdem schön. Es besitzt keinen Lift und sehr ringhörig. Das Hotel liegt jedoch mitten in der Stadt..was sehe super war. Ansonsten war unser Aufenthalt angenehm.

My room was nice and spacious. My room was on the fifth floor, if you are carrying luggage might be better to get a room on th lower floor but I requested a quiet room and the top floor was better. Great location very centric. The shower and bathroom clean and comodortanle and that’s what I expect in a room.

Very nice and chic. The lack of an elevator is not great when you have big luggage. But the staff offered to cary it up, getting it down was a problem. And you need get used to having the toilet in the room. But it adds a level a character to the visit. Other than that it's situated on "pink" street, where the party is non stop at night, the street is filled with bar and restaurants,that are open all night. The noise at the upper levels isn't a problem.

Apesar o edifício não ter elevador, fica localizado no centro histórico e o interior está bem decorado ao estilo boutique hotel. Os quartos são muito confortáveis e o pequeno almoço era muito agradável com pão, fruta e bolos caseiros. Havia sumo de laranja natural e o café era muito bom. A relação preço qualidade é muito boa tendo em conta o conforto das camas que são muito boas!

Schöne moderne saubere Zimmer ohne viel Schnickschnack. Leider liegt das Hotel im stark frequentierten Kneipenviertel Lissabons. Das heißt (auch unter der Woche!) ein höllen Lärm bis morgens um 6 durch Musik. Bis 7 durch die grölenden und singenden Kneipenbesucher auf der Straße und dann durch die Müllabfuhr und Straßenreinigung. Schlafen trotz geschlossener Fenster und Nutzung von Ohropax schwer möglich (Zimmer 3. OG zur Straßenseite). Das Hotelmanagement war so nett und hat mir nach der ersten schlaflosen Nacht ein anderes Zimmer zur Verfügung gestellt (5. OG zur Straßenseite), das ging dann.Wichtig ist auch, dass das Hotel keinen Aufzug hat. Man bekommt beim Kofferschleppen durch das Altbautreppenhaus aber Hilfe. Ansonsten ist die Lage super! 150m vom Tejo und vom Bahnhof Cais so Sodré mit allen Anschlüssen entfernt. Zu Fuß ist man super schnell in den Vierteln Baixa, Chaido und Alfama. Fazit: Trotz des Lärms allein wegen der Lage und der schönnen Zimmer weiterempfehlenswert!

Das Hotel ist sehr zentral in Lissabon gelegen. Leider war uns bei der Buchung nicht bewusst, dass es direkt in der Pinkstreet liegt, dem Partyviertel Lissabons. Die Nächte war deshalb immer dementsprechend sehr laut! Zwar sind die Fenster gut isoliert, aber sonst hört den Lärm trotzdem ein wenig.

Das Hotel liegt an einer Partymeile in der Altstadt, das Zimmer ist trozdem sehr ruhig. Die Einrichtung ist sehr schön. Es gibt eine Nespressokaffeemaschiene und eine Flasche Wasser. Leider gibt es keinen Aufzug. Negativ ist es auch das, dass WC und die Dusche mitten im Raum sind. Nur abgegrenzt duch Milchglas.

Boa localização e bom café da manhã. De bom só isso. Porém, não há elevadores e os quartos são no terceiro, quarto e quinto andar. Imagine carregar uma mala de 32 kg degraus acima. O site do hotel não indica essa característica. Nas 3 noites que ficamos a energia caía por sobrecarga. Os funcionários pediram para não ligar os aparelhos de ar condicionado, mas fazia mais de 32 graus. Um absurdo!

Das Zimmer ist wirklich sehr stylisch eingerichtet, alles sehr hygenisch und man fühlt sich auf anhieb sehr wohl. Es gibt eine Kaffemaschine und Wasser mit zwei Gläsern, kostenlos im Zimmer. Das personal ist wirklich sehr nett. Wir konnten auch schon statt 15 Uhr um 11 Uhr einchecken.
Es ist aber einige Male hintereinander vorgekommen das der Strom ausgefallen ist. Wir mussten ihn dann mit mit Hilfe eines Mitarbeiters stänigig wieder anstellen. Wären wir nicht raus und hätten was gesagt, hätte sich auch niemand darum gekümmert. Strom war nämlich nur in den Zimmer ausgefallen und nicht im Gang.
Wir befanden uns im 5 Stock, außen befindet sich eine Klimaanlage (ob sie nun zum Haus gegenüber oder zu unserem Hotel gehört ist nicht klar), diese Nachts laut und deutlich zu hören. Es ist ist ein monotones Brummen. Man darf aufjedenfall nicht Geräusch empfindlich sein wenn man hier schlafen will.
Auch die Wände sind Ultra dünn und man hört jedes Gespräch, jedes Händyladegerät anstecken in die Steckdose durch die Wand. Man hört auch von außen keine Menschen obwohl man sich direkt an der Partymeile befindet und es unglaublich viele Menschen sind. Zum feiern ist dieser Ort sehr empfehlenswert, aber für einen Ruhigen schöafen definitiv eine rießen Fehlanzeige.
Es gibt keinen Aufzug und man muss eben letztebdluch den Koffer auch in den 5 Stöck hochschleppen. Man wir aber gefragt ob es das personal übernehmen soll.

The location is perfect, but it is noisy during the nights. If you leave the windows closed, you are fine. The front desk staff is fantastic and goes out of their way to make your stay comfortable. If every hotel had staff like them... well done! Be aware - no elevator, but staff helps you with the luggage

Nettes Hotel mit freundlichem Personal. Gutes Frühstück mit frisch gepresstem Orangensaft. Die Zimmer zwar nicht all zu groß aber sehr schön. Leider keine Tür vor dem WC. Gute Ausgangslage für eine Städtereise.

Das Hotel liegt inmitten einer Barstrasse unweit vom Fluss Tejo und zahlreiche Sehenswürdigkeiten sowie pastelarias. In den Zimmern auf der Innenhofseite ist von der Musik nichts zu hören. Das Design und die Aufteilung der relativ kleinen Räume ist liebevoll durchdacht - eine Mischung aus Altem und Neuem. Das Personal ist sehr freundlich.Es ist alles groß zum Wohlfühlen. Allerdings riecht es nach feuchtem Raum.

This hotel is not suitable for more than one person. There is no toilette door and nobody can use it in front of other room mates. Very dissappointing outside atmosphere. There was no elevator and the stairs were so dangerous that anybody can fall down or slip. Room was very conjusted and dont look like a hotel room. Overall very disappointing experience with the hotel. I will not recommend this hotel to others.

Das Hotelpersonal ist sehr freundlich, die Zimmer sind modern und schön eingerichtet. Die Lage sehr zentral - 1 Min vom Bahnhof/Ubahnstation entfernt. Zwei negative Punkte: unser Zimmer war im 5. Stock ohne Aufzug - mit dem Koffer wurde uns aber geholfen. Das Zimmer war sehr geräumig, hat aber leider Ablageflächen oder Kästen. Auch WC und die Dusche sind sehr winzig!

Zentral gelegenes Hotel inmitten der Szene und dem Nachtleben. Schöne, saubere Zimmer, freundliches, hilfsbereites Personal. Im Hotel befindet sich ein Restaurant in dem man auch gut und günstig frühstücken kann (Buffett). Man sollte dieses erst Vorort buchen, ist um ein Drittel günstiger! Durch die umliegenden Lokale könnte es Nachts relativ lang laut sein (Musik).

Liegt mitten im Amüsierviertel. Bis zum Morgengrauen laute Musik. Dunkle Gestalten treiben sich herum. Für junge Leute ideal. Ansonsten ist die Lage sehr gut um vieles zu erreichen. Sehr positiv ist die freundliche Rezeption. Zimmer ok.

The boutique hotel is ok: interiors are nice, beds comfortable & clean, but just like the a number of comments, the mirror in front of the toilet bowl was disconcerting. The staff was very helpful. My son was trapped inside the shower for a considerable time because the sliding glass door was stuck. It was two hours before midnight of New Year's Eve and people came (a couple in their party clothes-the owners perhaps?-and a maintenance man). The lady in chef uniform was the hero here! Thanks a lot. Despite the nice interiors & location in the pink street area (thus the smell of vomit in the morning & party people till 7am) the outside is very dirty with a literal mountain of garbage across the street. We felt very unsafe & dirty walking the streets to the hotel. It's not 262 Boutique Hotel's fault but they can surely do something about this.

Great location to be central for everything, especially metro/train station. In the center of where the local bar and clubs are in Lisbon. Surprisingly, we could not hear the noise from these bars but this may have been because we were on the top floor. Beware there is no elevator and also no privacy from the bathroom in the room and the bed. The shower also had a bad smell that luckily went away when you turned the shower on (which also had wonderful water pressure as a plus). The hotel staff was nice and gave us a welcome bottle of wine and a cute sign congratulating us for our honeymoon. Would recommend for affordability and location.

The amenities were great. We had everything you would need in a kitchen and the bathroom conditioner and soap were amazing. The disappointment was the area. This hotel is not family friendly. There are bars everywhere, cool, but not when traveling with children. They also promised two king size beds, we got a queen and full instead.

We stayed 5 nights and enjoyed our visit. The staff was friendly and check in and check out were efficient. Room was up two floors. We did not see an elevator so that may be a problem for some. A boutique hotel in an old warehouse or factory building. Left some of the original walls and the ceiling in our room was very high. Bathroom arrangement was a little different, but all functioned well. Bed was very good. Breakfast was available, but we did not try. Plenty of space in the room, however the walls were a little thin. Only issue might be that you are at the end of the party street (Pink Street) and music is played until early in the morning, so if you are a light sleeper, it might bother you. Also, if you are up in the morning prior to the street being cleaned, the street is very messy and dirty (although that is no fault of the hotel). We enjoyed our stay at the 262 very much!

Es fehlt der Hinweis, dass es keinen Aufzug gibt. (oder der Hinweis ist leicht zu überlesen) für Tagesstopp mit großem Gepäck ist damit nicht geeignet.

Piccolo hotel situato nel cuore della movida lisbonese. Personalmente ho prenotato con un’offerta di booking (50€ per una doppia) e ho riscontrato un ottimo rapporto qualità prezzo. Stanza piccola ma pulitissima e dotata di macchina nespresso inclusa nel prezzo. Non sono stata disturbata dai rumori della movida. Unica pecca l’assenza di ascensore e il bagno in camera senza porta, per il resto fantastico!

A lovely old building within walking distance of most of the down town spots. Beware the stairs. There are no lifts and the stairs are steep. The staff are friendly and very considerate.
The room was modern, very comfortable and very clean. The beds were spacious and very comfortable . There is a lack of storage space which meant that most of our clothes stayed in the suitcase. The toilet and shower were straight onto the room so make sure you are friends with your companion.
Our biggest problem was the noise from the famous Pink Street. The road is famous for its clubs and bars and can get lively every night. No problem with this, our disappointment was being kept awake until 4 am every night by very load music. The hotel has triple glazing which is very effective but the music can still be a nuisance. So be aware.

Not very impressed with the hotel. Location wise was great and as expected (visited Lisbon last year also) and despite being on pink street - known for its clubs - the noise was not an issue. However, that is where the good stuff ends. We booked for the hotel to collect us at the airport - they were not there and had to wait 45 mins after clearing arrivals for them to turn up, there was no apology. Unhelpful, curt staff. Superior double - no! Couldn't close the door whilst on the toilet, small room. Housekeeping not cleaning room properly, sand and dirt all over the room. smelt musty and mouldy every day in the shower. No water - apparently only a first night luxury. Would expect a hostel for what we got, not the hotel that we paid for. Will not recommend or go again.

bel hotel ma situato nel posto più improbabile di Lisbona. troppo rumoroso per la gente che soggiorna e la musica dei locali sotto non ti fa dormire, non affidatevi ai transfer prenotati dalla reception per l'aeroporto, il nostro non si è presentato e abbiamo dovuto cercare un taxi al volo fuori dall'hotel.

Das Hotel liegt für Unternehmungen sehr günstig. Die Zimmer zur Straße sind laut, da Partymeile, Zimmer zum Innenhof ruhig. Die Familiensuite ist sehr geräumig, allerdings ist das Bad im Zimmer integriert und, außer der Dusche, nicht weiter abgetrennt. Das Hotel verfügt über keinen Aufenthaltsraum, Das Frühstücksbuffet gibt es im Restaurant nebenan und ist abwechslungsreich und sehr lecker.

We did not like that we had to come three separate time to the place to check in because nobody was at the reception. We did not like that the staff was not helpful with our luggage even knowing we were on the 5th floor.The parking situation is awful even though the hotel indicate free parking. It shouldn’t say anything as it is next to impossible to find any downtown lisbon.Also didn’t like the location good for single people wanting to party though.We did like that they left us a bottle of wine for us as they know we were celebrating our honeymoon.

This hotel was not as expected. There is no restaurant in the hotel. Rooms are small and badly built - bathroom is a glass box right next to the bed, our toilet and shower door were broken so neither closed meaning zero privacy!!
Hotel is on busy club street so there is music throughout the night, it didn’t stop. Saving grace is the air-con so you don’t have to have the window open allowing more noise. Don’t pay extra for “balcony”, as its not really a balcony, a wobbly railing outside a window - nowhere to really sit or stand!
Overall seemed fairly clean although there were stains on our top bed sheet/duvet cover.
I was excited to go to a nice hotel for our last night in Lisbon, such a shame it wasn’t as expected. If I had been staying longer I would have said something, but having read a bunch of reviews whilst in the hotel, it seemed even if we were moved rooms we would of had the same problems, so it clearly was not unique to our room.

Excellent room, very interesting rustic decor, clean and relatively spacious, extra raised bunk bed opened up lots of space below. We were looking for an extra bed for the kids and that was perfect. Full size fridge, microwave, even oven and Nespresso machine with coffee capsules which came quite handy on the last morning before early departure to the airport. Stuff is super friendly helped with the begs as stairs are very steep especially after the 3rd floor. We asked for a breakfast box on that last morning and the cook prepared tons of tasty options for each. Daily breakfast is excellent too! Convenient location within a pleasant walking distance along the waterfront to Praca do Comércio and from there to all other destinations. Definitely recommending!

Accueil très agréable. Malgré la situation pas de bruit de la rue. Le lit était très confortable, des sanitaires très inconfortables ( porte vitrée dans les genoux). Je ne recommande pas à des personnes âgées ou corpulantes. Sans compter qu'il n'y a pas d'ascenseur... Le service de la chambre a été parfait. Le petit déjeuner dans l'établissement juste à côté était aussi très bien, malgré la mauvaise insonorisation.
Pour finir, l'hôtel se situe dans une rue hyper festive, c'est assez brutal lorsque l'on a pas l'habitude, beaucoup de jeunes en soirée, ( alcool). Ce qui n'a eu aucune incidence sur l'accueil. Attention également aux nombreux dealers, ça n'arrête pas...beaucoup de déchets dans la rue sont parfois gênants.

Pros:
- Location - not too far from drop off point for airport aerobus and not located up the slopes (since there are a lot of slopes in lisbon). Not too far to get to many places around the area
- nice and comfortable setting
- friendly staff
Cons:
- No escalator. I got a room on 5th floor so had to carry the luggage all thr way. Might be a concern if you tend to travel with big luggage and have issues carrying your luggage up the stairs
- room size. I'm travelling alone so the room size seems ok. But for the same room size, might be a little small if you are travelling and sharing room.

Hotel muito bom. Ficamos no quarto família em 4 adultos. O quarto é espaçoso e dispõe de vários equipamentos para bem estar e conforto do hóspede.
Os empregados do hotel são muito atenciosos e educados.
Para quem tem problemas de acessibilidade não recomendo pois o hotel não tem elevadores.
O único ponto negativo é o banheiro que é totalmente integrado ao quarto, tendo somente uma divisória de vidro jateado.
No restante recomendo em todos os outros aspectos, espcialmente para casais.
Amei e voltaria com certeza!

Hotel is on The Pink Street, Lisbon. Many Cab drivers arent aware of the location. Very crowded Street with many pubs and restaurants. Thank goodness our room faces away from The Pink Street. Quiet. Con: Theres No Lift/Elevator in this property. Tough for those with luggages. Pro: 5mins walk to Metro Station.

I really liked the rustic look and feel of this boutique hotel. Its location (on Pink Street) and closeness to tram, bus and metro links is brilliant and most convenient. Very close to the aesthetic Alfama District too. WiFi connection was strong and there were English channels on the tv which is always a bonus! But the few let downs were quite big ones: there was no safe or fridge in the room that we stayed in. The room was incredibly cramped for four people and there was no door on the toilet. This would have been fine in a single or double room but in a family room it was most inconvenient. Storage space considering it was a room for four was inadequate.

Neutral:
- Some rooms in the same category are smaller than others
- depending on your relationship level ... The toilet is inside the room... No privacy... Nothing at all !
Cons:
- the rooms are very small.
- hooks and bars are missing .
- not much space to deploy you belongings
- the build quality is poor. Many hooks, the shower and so on Are very loose
- the location is inside the city. The place is quite but sometimes you can hear Musik very quitely
- no elevator
Never the less. I enjoyed the stay

Sam hotel czysty, miła obsługa. Jak dla mnie zasługuje na miano luksusowego hostelu. Pięknie urządzony pokój w stylu industrialnym z wykorzystaniem naturalnych materiałów. Zdecydowanie jest to miejsce dla par. Ze względu na lokalizację nie polecam rodzinom. Hotel mieści się bowiem na różowej ulicy. Sąsiedztwo dyskotek, nocnych klubów, dealerów. Mimo sąsiedztwa bezpiecznie i tanio. Świetne miejsce do zabawy.

We were very disappointed with our stay in the 262 Hotel, we had booked two separate nights and tried to cancel the second night. Despite several emails to the 262 Boutique and Agoda, to date, we have received no reply.
Myself and my family had booked a family room suitable for five. The room was unsuitable. There was no elevator and I had to climb for 4 flights of stairs carrying 5 bags weighing 25kg each. The external noise was extremely loud all night, from the pubs/ clubs and my children could not sleep. The smell of smoke in the hotel was extremely bad due to the pubs outside, which could be smelt throughout the hotel.
There was no security at night with the door ajar allowing anybody to walk in and we had to climb around people leaving at 05:30 this morning. My wife and daughters were accosted by several homeless men directly outside the hotel.

We have just come back from a 3 night stay in Lisbon and are so glad we stayed at this hotel. We had read some reviews about the rooms being nosey as they face the street but our room over looked that area and we managed to sleep well. Yes there are stairs to climb and no lift but the staff were more than happy to help us. Perfect little touches down to bottle water in the room and Nespresso machine restocked daily. They even left a bottle of wine in the room for my boyfriend’s birthday.

Das Hotel liegt sehr zentral. Die Wände zu den Nachbarzimmern sind sehr dünn und auch die Partygeräusche von der pink street sind wahrzunehmen. Trotzdem hat uns das Hotel sehr gut gefallen. Die Zimmer sind schön und individuell eingerichtet. Fitten Leuten, denen Treppensteigen nichts ausmacht, ist das Hotel uneingeschränkt zu empfehlen.

Très jolie chambre familiale mais pas de porte aux wc. Fuite fenêtre pluie à l’intérieur. Lit à étage barrière dangereuse pour petit enfant. Pas d’ascenseur. Quartier très bruyant la nuit, plein de boites de nuit dans la rue.

Lhôtel est situé dans une rue de boites de nuit, qui ouvre leur activité vers minuit. Le rue est bruyante et les voisins de chambre aussi (reveillée à 6h du matin par les italiens a cote de ma chambre). La chambre est originale et bien décorée, moderne, mais manque dintimité pour un couple. En effet, les toilettes sont juste vitrés et la douche aussi, il ny a pas de vraie salle de bains. Néanmoins, cest un hotel plein de charme et atipique dans lequel jai passé un tres bon sejour.

Sehr Laut, da die Pässe der Disco, Menschengeschrei und Musik bis nach 5Uhr in der Früh dröhnen. Die versprochenen Matratzen gibt es nicht und das gebuchte Balkonzimmer ebenenfalls nicht. Die erste Nacht haben wir ohne Balkon gebucht und die darauffolgenden mit, da gab es kein Wechsel. Zum Zimmer geht man 90 Treppenstufen, einer sehr steilen Treppe hoch. Lift gibs nicht. Also nicht geeignet für Menschen mit Gehbehinderung. Das Zimmer ist so klein, dass es nicht möglich ist einen normalen Koffer zum Öffnen hinzulegen. Zimmer neu gemacht und schön, das ist aber auch schon alles.

Cute room, comfortable.I asked for a balcony and didn’t get one.Was on the 2nd floor and could hear the music from the bar downstairs just as if i were there. It was really loud, i wish it was quieter so that I could rest.Also there were some workers fixing something on the 1st floor and I could sometimes smell cigarette strongly until inside my room, not sure if it was coming from there but it was unpleasant.

O hotel fica em um casarão antigo. Segue a linha de hotel boutique. O quarto tem um tamanho bom e é confortável, mas o banheiro, além de ser todo de vidro, é muito pequeno. O café da manhã é apenas ok, Lisboa oferece melhores opções. O grande ponto negativo é a ausência de elevador. O hotel tem 5 andares e os degraus da escada são antigos, inclinados e estreitos. Suei um bocado para descer com as minhas malas e da minha esposa por 5 andares.

- The Hotel is in the pubs area which will make really complicate to sleep well.

Das Hotel liegt etwas versteckt in einem Seiteneingang. Leider existiert keim Lift, was jedoch nicht weiter ein Problem ist. Das Zimmer ist modern und mit dem gewissen rustikalen etwas ausgestattet. Das Badezimmer hatte keine Tür und deshalb ist das Hotel für Freunde wahrscheinlich weniger geeignet. Die Lage ist top und man kann vieles zu Fuss erreichen. Wenn man einen lärmempfindlichen Schlaf hat, ist es gut zu wissen, dass es v.a. am Wochenende etwas lauter sein kanm aufgrund der Clubs und Discos in der Nähe.

Staff is very polite, so taking nothing away from them. Management decisions are terrible. One of our party was put in a unfinished room that you could put your finger through the wall of fresh plaster, construction materials left out and plastic sheets for construction in room. This on top of not getting the upgrade balcony room they paid for and being told they were getting a better room. (Completely a hustle as room was smaller than standards). Another couple was told they didn't have a room as construction was ongoing, but they could walk a mile to another hotel if they liked, but they needed to pay for the room as it cost more. No offer of a ride, no "we will pay the difference and are sorry", completely unacceptable. When the couple decided to just stay in our room (we had bunk beds along with our bed), the hotel charged for a breakfast they didn't eat. Management has no biz running this hotel and I would recommend finding a different place to stay.

I slept (tried to at least) in room 204. Lovely room, but at night you can literally hear every note from the neighbouring bar's music.
We called the owner to report this and he told us that 'they are allowed to play the music that loud', but that he would call the police. The music only became louder and we did not sleep at all until after 3 am.
We are not sure what the noise is like in other rooms, but if you get placed in one of the rooms close to the bar you're basically doomed.
Would definitely NOT recommend staying here especially if you value your sleep.
